Verify that the subject property information is accurate and complete
A minor error, such as being just one number off in the street address, can disrupt an appraisal assignment. Including unique identifiers like the tax parcel number, plat map number, or subdivision name with your assignment can help prevent such issues.

Be sure to tell us about the property's distinct features
When you place your report order, please inform us of any unique characteristics of the home or its surroundings—such as recent additions, zoning restrictions, or flood risks. While we will discover these details on our own, having this information upfront helps expedite the completion of your report.

Be sure the homeowner knows the the plan
One of the most time-consuming aspects of the appraisal process is scheduling an inspection with the current homeowner. It's understandable that homeowners might feel uneasy about an unfamiliar person examining every part of their home, taking photos, and making detailed notes. Many believe that they need to make their home spotless before the inspection to increase its value, which often leads them to delay the appraisal until the house is cleaned.

However, this is not necessary. During the inspection, we will measure the exterior of the house, take photos of both the inside and outside, and ask you a few questions. The entire process typically takes around 45 minutes.

When the appraisal has been completed
Once the appraisal is completed and the report is finalized, the final appraisal report will be emailed to the person who ordered it.
